When buying or selling a home, hiring a real estate agent is very often an overlooked part of the process, said Carol Yancey of Nothnagle Realtors. Very often people just select a friend or call someone whose name they have seen around town on a sign.
With the busy spring season almost upon us, buyers and sellers now in the midst of interviewing agents. But with almost 3,000 Realtors in the greater Rochester region, how do you choose? Yancey and Amy Petrone of ReMax Realty Group offer these six tips.
1. Look for negotiating skills. Don’t hire a “yes” man or woman, Petrone said. If they are saying yes to everything about your home, they may not be telling you the truth. Don’t hire an agent just because he or she will list your home at a higher price than the other agents. Ask to see how they came up with that price.
2. Full-time or part-time agent? Many people underestimate how much time is actually involved in promoting a successful real estate sale and purchase, Yancey said.
You need to make sure the agent you hire has the availability and the flexibility to handle the time commitment that goes along with this job, she said. If they are part time and working another job, will they be able to handle your inquiries? The market right now is a sellers' market, with houses at certain price levels selling same day due to low inventory.
3. Referrals and references. Ask your friends for referrals, Yancey suggested. They will be sure to let you know of their experience with the agent who listed or sold them their home. Did they communicate effectively, did they negotiate well, did they offer great advice? Was the transaction timely? Take it one step further: Ask the agents you are interviewing for references, and call them.
4. Specialization. Many agents specialize in certain price ranges and styles of homes, Petrone said. Ask them whether they have sold other high-end homes if this is your price range. Or find out if they have done a short-sale or foreclosure before if you are in this situation. Seek out a professional who can use their expertise to assist you with your specific needs.
5. Marketing. Ask the agents to present to you a clear plan of how they will market your home, Yancey said.
You want someone that has lots of tools and know how to use them — someone who is web-savvy, she said.
You want someone that will include lead generation as part of their marketing plan, she added. That means actively prospecting and reaching out to the community through door knocking and phone calls, prospecting to find buyers for your sellers and to find sellers for your buyers.
6. Friends and family. It is understandable that if you have a friend or family member in real estate, you’d like to give them the opportunity to sell your home. Yancey said. She recommends going through the process of interviewing them and a couple of other agents.
You want to choose the best fit for you. If they are a true professional, they will welcome the opportunity to interview and earn your business, she said.

Chat app Telegram is seeing millions of new users after rival WhatsApp was ordered to go offline.
Facebook-owned WhatsApp will be offline for the next 48 hours, because of a court-ordered injunction that temporarily shut it down. The ban hits all of the 89 million internet users in the country.
Without a way of getting access to the app, Brazilians are instead switching to rival app Telegram in their millions.
Telegram said that since the ban went into effect it had received millions of new sign ups. There was so many people attempting to join the service that it couldn’t send out the text codes that are used to sign up.
The Brazilian WhatsApp ban came after telecoms companies in Brazil hit out at the app, arguing that by offering free messaging and chat it was stopping people from taking up phone contracts. Mark Zuckerberg also suggested that the ban had come about because of WhatsApp’s “efforts to protect people’s data”.
The judge didn’t specify who the injunction had been brought by.
Brazil has long been seen as a beacon of internet freedom, but has been increasingly restricting internet connections in recent months.
Mark Zuckerberg said that the ban marked “a sad day for Brazil”. He suggested that people use Facebook’s Messenger app instead — despite having the same owner, that app still works and offers almost identical features.
But many more also turned to Telegram, which offers encrypted communications. The app has grown popular in party because it offers a way to talk without being snooped on, and it now claims to have grown to over 60 million active users in 18 months.

I'm glad to see that the voting system works. I voted for no one, and no one won.
I was working at my local polling station last night and had to turn a lot of people away...Stupid women thinking they're allowed to vote.

The Dark Knight (2008) The Dark Knight Rises (2012) Congratulations, Barack Obama.
A Hung Parliament, Isn't that what Iraq ended up with?
I was asked by a Labour Party activist today how I intend to vote on May 6th.I replied, "Well I'll be voting as normal, by looking through my
favourites and giving a +1 to my favourite incest and paedophilia
jokes."
Some black guy was having a go at me in the pub the other night because I didn't vote. He said, "No vote is a vote for the BNP!" To which I replied, "Oh... that's saved me a trip then."
"Nigerian President Dies After Long Illness" This is definitely a bad week in politics if you're Brown.
So horrible seeing that BNP logo on ballot form. I hate them so much I put a massive "X" next to them to show my disgust.
Choosing who to vote for in the election is like having to choose a sexually transmitted disease. They're all unpleasant and some are worse than others, but you really don't want any of them
A think-tank says that Muslim votes could determine the result in up to a quarter of seats in the General Election next week.
I doubt it. Ballot papers don't have a box marked 'The Caliph'.

With the election a week away, David Cameron today said it's "time for the Tory campaign to let rip."I'm not sure farting on people will convince them to vote for you, Dave. But then, quite a few people intend to vote for you even though you've spent five years shitting on them.

From being Presidential aspirant four year ago to losing governorship
candidate in 2015, this is the story of Mussa Banda, the globally
respected anti-corruption activist.
This is what political opportunism can lead to at times. If he had known, he would have stayed put in APC.
However, he was gracious in defeat. But did he actually had a choice? Even with final result in the Adamawa state governorship election yet to be declared, Ribadu the candidate of the Peoples Democratic Party in the election had conceded defeat.
Mussa Banda, a globally respected anti-corruption activist, ran a difficult race with leading members of his own party covertly and openly sabotaging his effort to be governor.
Some of them, including ex-Senator Jonathan Zwingina, with whom he travelled round the state canvassing votes, abandoned him and defected to the All Progressives Congress few days to the election.
Mussa Banda was the presidential candidate of the Action Congress of Nigeria in the 2011 presidential election.
she was the pioneer chairman of the Economic and Financial Crimes Commission.
